Based on the past caveat lodge from Aug-Nov 2010, EA in punggol for level 6-10, the lowest transacted price was $510,000 which was transacted in October 2010.

If we consider the median COV for the past quarter as reference to the recent news release, COV is around $20-$25k, therefore valuation is estimated to be aroundf $490k.

Securing a buyer depends on the condition of the unit.

Your Valuation estimate should be around 480-520k range. But to be excat only doing a valuation report will determine how much is it. I believe you are interested to purchase the new ec coming up in punggol. The current COV will determine how fast you sell. Currently there are 5 executive for sale. The COV part is tricky usually due to the facing and house condition whether is it renovated. Reported by news, COV on Average 30k has drop slightly to about 22k.
