Hi Mr Koh,

Any old developments have potential to go enbloc, but the only question is when. If you are looking for fast returns, perhaps going into the less known is not so favourable. If you do not need the cash to flow in fast, perhaps it will be a good place to park your funds and sit on whatever rental you can get from the apartment while waiting for the enbloc to materialise.

Successful Enbloc is a minority nowadays , Developer are very property savvy and they dont pay a high premium to enbloc at peak property cycle timing unless your property is sitting on super location and / or freehold within reasonable pricing .

As to your question about exit to re-invest , My speculative view is property prices will correct a few more % , again my speculative view property price will NOT crash in the near future .
