I intend to sell away my current HDB at Punggol to purchase a EC before my income ceiling raises. As my CPF and cash proceed will only go back to my account after the sales of the current flat, please advice how am I suppose to purchase a EC given my budget that I am looking at is 850K for the comfortable zone for 2 adults and 2 children. Note that I do not have a place to stay after I sell my current flat.

The EC or private condo we are looking at is either near to TOP and convenient located near to MRT area such like bartley or Sengkang

Hi,

Firstly, may I know have you met your MOP of 5 years? If so, you will be able to purchase an EC.

For booking of EC, a 20% downpayment (5% cash 15% cpf) + 3% stamp duties are required within 8 to 12 weeks of booking, is this something suitable for your plans?

For financial breakdown planning, may I have more details so as to illustrate on how the upgrading plans can be achieved?

You may wish to consider Ecopolitan EC which will TOP in mid 2016, and is one of the closest ECs to Punggol MRT currently on the market. 3BR starts from 815K onwards, but it is about 85% sold.

Dear Sir/Mdm,

Given your situation, I presume that you are looking for 3 bedroom apartment. And based on $850k, may I suggest that you look for EC.

There are a few EC that is relatively near to Punggol MRT and will be TOP from next year onwards. Given that you may need at least 4 months to sell your existing HDB flat. The timing will be just nice.

I would suggest that you start to sell your HDB now so that you can apply for the EC before your pay increase. You may have to find a temporary place to stay after the completion of the HDB flat.
