You are right in pointing out an agent cannot be involved in dual representation under the Estate Agents Act. If found guilty, the agent can be fined $25,000 or to imprisonment for a term not exceeding 12 months or to both.

In your case, you can either do the resale submission on your own or appoint an agent to represent you.
