I intend to buy a 3-room HDB resale unit in Jurong East area near either Chinese Garden or Jurong East MRT. I'm currently staying in this area with my parents.

Questions:

1) My CPF OA account currently has $110,000+. The listings I'm checking out on PropertyGuru, which I'm interested in, are around the $360k - $390k range. I don't intend to go higher than that. Based on HDB's policies, I would need to fork out 5% cash in order to use the rest of my CPF OA account of $110k? So that means I need to pay around $18k upfront at least for a $360k unit?

2) Agent fee is usually ~1% of the total sale price for a HDB listing fee? So that would be $3,600 if I buy the unit at $360k?

3) My monthly salary is ~$3k range and I'm single. That would mean I would be eligible for the $40k Singles grant?

4) Since the resale unit I'm buying is very near my parents, I believe I would also be eligible for Proximity Grant of $80k? Would this Proximity Grant also be eligible if the unit I'm buying is in the *SAME* block as my parents' unit? Would HDB say that since it's already in the same block, I won't qualify for the Proximity Grant?

5) HDB resale for a unit that has 50+ years remaining, can be rented out whole unit immediately after purchase?

6) If there's listings I'm interested in, should I contact a property agent and give them those listings links on PropertyGuru, and they'll do the rest for me? Including contacting buyer, the grant application, and the whole paperwork mess?

Hi Xeon,

I assume you are single Singaporean citizen 35 years and above. If so, based on the info shared, you will be eligible for $40k first timer housing grant, and EHG of $15k (if income is from $3001 to $3250, and continuous employment for last 12 months), and PHG of $10k (same block with your parents is also ok as long as its within 4km of your parents block. If we add up everything $110k + $40k + $15k + $10k = $175k, you have this amount for housing usage.

Based on $3k monthly income 25 years, your max hdb loan should be $189k. 175k + 189k gives $364k, so you should buy around price $355k unless you are open to topping up with cash or your hdb loan can be approved higher than 189k. You can't rent out the whole unit immediately and have to stay for the first 5 years. While staying there you can rent out 1 spare room. Ideally you should get a flat that can last you until 95 years old.

Agent success fee is 1% of the purchase transacted price + GST. Yes you can leave all the hassle to me, just share with my the listings and my team and I will arrange the rest. I am contactable at 97432395  for further discussion.

I can do a financial run down for you on the intended purchase, but just need you to provide a little more details like your age in order to work out the loan amount, and breakdown the monthly commitment figures so that you are able to make a more informed financial decision. For the grant amount that you are eligible for, there is some discrepancy based on your numbers which we will address. And also for renting out the property after purchasing, you will only be able to rent out after fulfilling 5 years MOP for the whole unit. You may consider renting out 2 rooms instead. Take note that the HDB you are purchasing should have lease balance that allows you to stay until 95 years old minimum in order to be able to fully utilise your CPF funds as well as maximum home loan.

1) First of all, you are supposed to apply for the HFE to check your eligibility, grants eligibility, and amount, and finally the possible loan amount.
You don't have to fork out 5% cash for the purchase if you are using the HDB loan. This is needed if using a bank loan.

2) Yes, the agent fee is usually 1% + GST of the purchase price.

3) You are eligible for the Single Citizen grant of $40k, EHG (amount depends on your salary range), and PHG ($10k).

4) Yes, PHG is also eligible when buying a unit in the same block as your parents' unit.

5) You will have to observe the 5-yrs MOP before being allowed to rent out the whole unit.

6) It is ideal for you to talk to some property agent before deciding who you wanted to work with. Buying a property is a big deal in our life, you shouldn't rush into it.
A property agent does more than just arrange a viewing. They can assist you in the whole purchase process not limited to helping you to calculate your budget, answer all related questions, and assist you to do any analysis of the property.
