I have recently sold my HDB flat and will like to invest in private properties. Given my budget constraint, I can either afford a 1 or 2 BR in district 9, 10 or 11, or invest in a 3 BR in a suburban area for rental.

Recently launched development units are small in size, I foresee size will be a premium in future, hence buying a bigger unit in suburban area seems to be make sense. With recent mass launch of units in suburban areas, competition may be stiff for the rental marketing years to come.

Prices in prime areas have dipped in the last quarter hence it is also a pull factor to invest in a prime district which we will not be able to do likewise in future when prices start to rocket again.

I look forward hearing to well meaning advise.

Dear Mrs K,

I can sense that you are a very savvy investor from your understanding of the market, and your analysis makes so much sense, nevertheless, should you think that competition will be stiff, why are you still considering to invest?

My advise is do a proper evaluation of your financial strengths, and wherever possible, go into the landed property market. Being land scarce, and the continuation decline in number of landed properties in Singapore, I foresee that value of landed properties will go northwards.

If you are keen to explore in this area, do let me know as I do have a few nice units to recommend to you.
