I have been loooking to buy a HDB flat for the last 3 months. I am familiar with all the processes involved and do not require an agent's services. BUT when I respond to an advertisement in the paper and I turn up to view the flat, I discover that the agent is an associate of the seller's agent and is trying to get himself to be my agent. Is this ethical? It appears that the seller's agent is reluctant to deal directly with me! It is almost as good as one agent being a broker for both seller and buyer!

No dual representation means that an agent can only represent one party. Many buyers are "familiar" with the buying process, however, they may not be updated with the policy changes and regulation. In fact there are many issues that they need to understand. Hence, they will need an agent to explain and represent them.
