I have a unit at Wharf Residence. Question to all gurus specialising in D9; River Valley. Other new/ exisitng developments in the vicinity of wharf residence are transacting at higher psf; bank valuation also supports higher psf, however the rencent transacted price appears not to be the case (10-15% lower than what it is suppose to command). Would any Gurus have an insight to explain this?

Hi Gary,

Most likely it is not yet TOPed therefore it commands lower prices. For investors, they will
prefer those property with rental income. For owner occupier they need a home ready to move in.

Lately the market has seems to cool down

    Wharf has not TOP and other development (e.g. vivace) has not TOP but are transacting way above Wharf 2000psf. The Banks valued my unit markly above transacted price at around 1600-1700 psf. Indulge me with your analysis (summarised) be interested to know.
