I have a foreigner wife. I plan to purchase a resale flat under the fiancé/fiancée scheme with her. Am I eligible for any HDB grants?
- if yes, what would they be?
- if no - say down the years, when my foreigner wife becomes a PR, would I be able to apply for the same loans for the same resale flat? or would I be required to sell the mentioned resale flat and purchase a new one in order to get the HDB loans?

Hi Sir,

If you were to purchase a HDB resale flat, it will not be under Fiance/Fiancee scheme, but under Non-Citizen Spouse Scheme.

CPF Housing Grant is dependent on your combined monthly household income. HDB Loan is dependent on your sole income, as you're the sole owner of the flat.

Are you already married with your foreign wife? If you are already married with your wife, you can purchase a resale under non -citizen spouse scheme. If you are not yet married but above 35 years of age, you may proceed to purchase under singles scheme. For both schemes, you may apply for HDB loan. In addition for both schemes, you are also eligible for singles grant ($25k for 4 room and below, $20k for 5 room), EHG grant (amount depends on household pay) and PHG grant ($15K if live with parents, $10k if live within 4km of parents). You are eligible for this grant even if you are already married with your foreign spouse and below 35 years of age. The grant amount is typically half of what full pledged Singaporean couples get or half+$10k of what a SC/SPR couple gets. Should your foreign spouse become a SC/SPR or gives birth to a Singaporean child in the future, you are eligible to take up top-up grant the amount is the difference between the full grant and the current grant that you gets. This top- up grant will be credited to your CPF account and have to be used to offset your current housing loan. All this can be done without selling your house. As for your question on whether your wife is allowed to service the loan once she became a SPR (I assume this is your question), firstly your wife have to be named as an owner. You can thereafter request to HDB for your wife to be named as one of the borrower. Again this can be done without selling away your house. I am specialised in HDB transactions and have served a couple of buyers with foreign spouse like yourself in securing a house and claimed for the eligible grants as mentioned.
