Bought and sold my BTO with HDB loan with my ex wife
Now looking to purchase a resale HDB on my own...
Am i subject to any resale levy if taking a HDB loan or bank loan with this next reslae HDB purchase?

If you have bought a subsidised housing, you must pay a resale levy when you are listed as a core applicant or core occupier in a flat application to buy a second subsidised flat.

A subsidised housing is:
- A flat bought from HDB
- A resale flat bought WITH CPF housing grant(s)
- Other forms of housing subsidy, e.g. enjoyed benefits under the Selective En bloc Redevelopment Scheme (SERS), privatisation of HUDC estate etc.

If you do not intend to buy a second subsidised flat from HDB, i.e., you are buying a resale flat or private residential property, you need not pay the resale levy.

You may need to retain part of your sales proceeds from the BTO to finance the next purchase and depending on whether you are purchasing BTO or resale market, with or without grant, resale levy may apply. Read More

Short answer, no resale levy for buying a resale HDB flat, regardless of whether you take HDB loan or bank loan.

Resale levy only applies if you are buying another subsidised flat from HDB, like a new BTO or SBF. Since you mentioned you’re going for a resale, you’re not hit by the levy. Just take note you’ll still need to meet eligibility and financing criteria as a single buyer, including loan assessment and remaining lease considerations.
