I believe that you have already done sufficient homework about the refund of ABSD for your scenario. It is advisable to sell your landed home first while you look out for suitable units simultaneously. As you will be able to estimate the completion of the purchased HDB, you may also work out a clause with your landed home buyer to allow you to stay in the landed home until all renovations are done for your HDB as part of the deal. I have a fair bit of such transactions personally and my team has done countless of such transition deals for our landed home owners downgrading.
