I am single and bought my landed property many years ago. I am thinking of downgrading to a HDB EA in a mature town in the east. With the prevailing rules, should I buy first and then sell my landed within 6 months or the other way round? I just do not wish to pay the 7% ABSD although I read somewhere that says a single must pay this ABSD with no refund from IRAS once 2 properties are registered, unlike the case of those a married couple. If true, I am not sure whether this applies only from private to private and not private to HDB. I only owned 1 property so far. I have no loan and will not be taking any. I also have no problem with accommodation in the interim. Thanks.

Morning Tan,

Since you have no issues with interim accomodations and do not require any loan to facilitate the purchase, it would be good to sell away your current property first before you start looking for your next property. This will avoid any unwanted issues which may arise.

Hi Mr/Ms Tan,

I believe that you have already done sufficient homework about the refund of ABSD for your scenario. It is advisable to sell your landed home first while you look out for suitable units simultaneously. As you will be able to estimate the completion of the purchased HDB, you may also work out a clause with your landed home buyer to allow you to stay in the landed home until all renovations are done for your HDB as part of the deal. I have a fair bit of such transactions personally and my team has done countless of such transition deals for our landed home owners downgrading.
