I am particularly interested in a well-renovated 2-storey inter-terrace, with a land size of 1,200 sqft and a built-up of 1,500 sqft in Thomson Garden.

For some reasons, I did not proceed with the purchase earlier and the house was sold recently at about 1.1M to a retired teacher. Her sales completion would be around mid January 2010.

Through some connections, I approached the buyer (now awaiting sales completion) via an agent, indicating my interest buy the house from her. She quoted the price of 1.3 to 1.4M.

The bank valuation is only 1.1M. I would like to know the price of 1.3 to 1.4M is over-priced.

Different banks can give different valuation, depending on their individual valuers, tendency to lend, and also on your financing capabilities.

    The property address is 52 Jalan Hari Raya Singapore 578144 (hope I did not remember wrongly).

    The renovation was done by the previous owners in 2005 at about $200,000. The retired teacher bought it at $1,000,800 or S$917 psf, to be exact. The sales would be completed in Jan 2010. I must profess the house is done up very well and in 100% move-in condition.

    I was interested to buy the property from her at the range of $1.25 to $1.28M or S$1,041 to S$1,067 psf.

    Though she quoted my agent 1.3 to 1.4M, I believe she is looking at 1.38 to 1.4M, which is $280,000 to $300,000 above valuation. I am uncertain whether the said property is over-priced.
