Good morning Kelvin,

The initial payment will be as such:

1) 5% cash booking fee
2) estimated 3 to 4% buyer's stamp duty/ ABSD if applicable
3) 20% cash or cpf downpayment

Thereafter will be progressive payment until it TOP/ CSC.

You are advised to sell an unit after 3 years of ownership if not you will be subject to seller's stamp duty.

Hi Kelvin, There are some points you may want to take note of in your case. such as what is the real return on equity for the property you are getting, do you have any exit plan for this property. In order to get a good price. you would have to consider the potential rental yield as well. Lastly, you would have to work out your finances before we commit to the property.

Hi Kelvin,

A new launch is a good option because you pay progressively and you have time to build up your CPF savings as the construction progress meaning your cash outlay is little and your ROI will be high.

If you are looking to profit within the next 3 to 5 years, I would suggest you to look at developments at a good entry price and located in areas where there are upcoming transformation so that the probability of appreciation is higher within a short period.

Hi Kelvin, buying new launch and sell after it about to TOP is a good plan. But which condo and which unit to buy make a big different in the overall profit. Certain property must sell before TOP to enjoy the best profit while certain need to wait till few months after TOP.

There is a catch on all this. Not that easy to explain it here. But the profit gap can be more then $150k different.
