I am living overseas and I have a 3 Bdrm Condo in Bedok/East cost area. Since I had a bad experience with my previous agent, I am posting this questions - 1. How to find a right agent; 2) Is it advisable to have exclusive agent or not?

Good morning owner,

Sorry to hear that you have a bad experience with someone in the same industry as me.

Oh well, I will say in any industry there will deem to be some bad sheep in the crowd. After that experience, I am sure you know what to look out for.

If you might want to consider asking your family members or friends who are based in Singapore to refer the RIGHT agent to you since they must have deal with him/ her before.

And since you are living overseas, it will be good to have just one person to transact your property for you. It's hard for you to handle a few agents especially you are not in town.

Hi there, each individual have a different yardstick to what they will define as good agent. however as you are staying overseas. I believe you would need the agent representing you to assist on the maintenance of the unit as well as the handling of the tenant for the duration of the lease. there are both pros and cons on appointing a few agents vs an exclusive agent. Do drop me an e mail or call for a more detailed discussion si that you have an better understanding on what to look out for when getting an agent to handle the rental of your unit.

Hi,

Sorry to hear about your unfortunate experience, I guess in every line there's a fair share of good and bad 'apples'.

I guess it is more important to work with an agent you can be comfortable with, and who can be committed to your property needs. You may wish to meet up with a few to understand their working style and see how they can value-add to your requirements. Exclusive or not , I'm sure you will be able to decide after assessing. Morning,

I would say that not all agents work the same way. Since you are staying oversea, do you need the agent to help you manage the property as well? Or do you have someone in Singapore to take care of it? Do you also have Power of Attorney to act on your behalf? You will need to consider multiple factors before making the final decision.

Hi, every agents personality and character differs and it is just so unfortunate that you met one of the unpleasant one. So since you are based overseas, I would suggest that you may like to talk to a few over the phone before you appoint one. I just assisted a landlord to rent out her unit at The Sound condo at East Coast and I do hope and would be most glad to assist you too.

Hi, best is by referrer. Ask around your friends to recommend someone they know. Alternatively, conduct interview. Every owner have their requirement, select a few agents, meet up and chat.

Good afternoon Landlord,

Sorry to hear that you've had a bad experience with your previous Real Estate Agent.

Perhaps you would like to shortlist a handful of agents to meet up with you and have a discussion. Following this, you can then decide if you would like to choose just 1 agent as your exclusive agent. If not, you may give marketing consent to all of those agents to help with renting out your unit.

However, having an exclusive agent in a slower market is advisable as they will put in more commitment and effort and advertise as best as they can. When more agents are appointed to market 1 unit, the agents will advertise the unit less frequently due to high marketing costs and the uncertainty of whether they will be the one to close the unit.

At the end of the day, you must feel comfortable with your agent and whether you are willing to give exclusive to him/her. Personally, I have helped many landlords with the rental of their units with no issues. Hope to be able to assist you as well!

I would like to believe that every agent in this industry is professional and righteous.

Unfortunately, like any other industry, there are always exceptions.

How to choose a good agent, you have sufficient advice from other agents.

I will only comment on EXCLUSIVE part.

The one very important advantage of giving Exclusive to one agent only, is that you will get 100 pct from him.

On the other hand, by not giving exclusive to any , but open to all, you get multiple advertisements.

resulting in the false sense of desperation to finding a tenant,
a false sense that there are SO MANY units for rent.
