1098sf - $2.609m
1152sf - $ 2.623m
1216sf - $2.664m
1184sf - $2.884m etc

To upgrade from a HDB unit to a condo, you may need to take into consideration the following important issues:

1. Work out a financial plan and ensure that you are able to afford the 3 bedroom unit comfortable especially when you have 2 young kids. You will need to take into consideration your eligible loan amount, sale proceeds from the sale of your HDB flat and the CPF and savings you have. With this figures, you will be in a better position to determine whether it is a good move.

2. Timeline planning. One Pearl Bank will take some time to complete and therefore you will need to plan for an interim housing solution if you wish to avoid paying the ABSD. As part of your budget, the cost for the rental place will also need to be taken into consideration.

2. If you have not sell your current HDB and buy New Launch, 2nd property ABSD might apply.
Alternatively you can consider to apply for 2nd ABSD remission if you can meet the conditions
3. It is important to work out your financial plan before making a move to upgrade.
Factors to take into consideration will be sale proceeds from the sale of your HDB flat, current and CPF return, loan, stamp duty, etc

Hi,

1) There are differet sizes for One Pearl Bank 3-bedroom units from $2,609,000 (1,098 sqf @ $2,376 psf).
2) Therefore it is important that you do your asset financial planning carefully before making a move.
3) This is an RCR residential under the URA region demarcation plan.
4) As a 99yrs leasehold property in an RCR region, this is considered a high premium residential development.
5) No doubt about it located next to an MRT interchange station, a 20% premium is applicable to this development. Connectivity-wise does look attractive, but you have to be aware that the straight distance is 159m, and it is not on level ground. Thus walking to the MRT might not be as convenient as you think.
6) School-wise, only Cantonment Primary School is within a 1 km radius. CHIJ, River valley primary school & Zhangde Primary school is within the next 1~2km distance. So you have an intention to enroll your kids into these primary schools. You have to have the right expectation.
7) Amenities are not within walking distance, so you will be expected to travel by car for your daily groceries.
8) The above (5), (6) & (7) factors are the most common factors to gauge the value of a residential property.
9) As a residential property right at the rim of CCR, we have no doubt about the market value. But if looking at the major factors to gauge a residential property. I would think can re-consider the value of selling in the future.
10) Do note that with this psf you can easily get an integrated development where MRT is right underneath your development, without risk of crossing road from the MRT station.
