I am currently servicing a mortgage loan for a 4 room hdb flat, which i bought under the family scheme when i got married. I have completed my MOP and would like to invest in a condo for rental purpose and asset enahncement.

Queries I like to know would be that I plan to purchase the property using a 40% percent upfront and 60% loan, after which after loan approval , i would transfer the property to a company i registered so that 2 properties would remain under separate purview,

I would like to know the fees involved and the technical issues pertaining in such an arrangement and feasibility of such methods.Or if there are any alternative methods if so.

Reason that cos i still want to maintain the HDB flat at current, and also if possible if i can , i would upgrade the HDB to a bigger flat or enbloc from SERS, I don want to lose the chance as i know if i have a private, i may have to give up the ownership of HDB or sell the private ?

Morning,

As you are currently servicing your HDB loan, you will only be eligible for 50% loan, max. When you opt to ink the OTP and the mortgage loan under your name, you will need to observe the SSD issue payable and the admin plus penalty of your bank loan during the lock in period, should you opt to transfer the property to a registered company.

    So I would not be able to secure a 60% loan? even if i were to purchase under my own name?

    For SSD , if the transfer is done after 4 years? its should be avoided right?

For 2nd property, there is an ABSD of 7%. And the max loan quantum for 2nd property is only 50%. Hence financial plan is very important before moving forward. Please drop me an email for me to share the options available for your consideration.
