Hi John,
From a professional angle, no one will be able to determine if a tenant will break lease or not when we are marketing a property for rent, therefore when there is a trigger of premature termination to a tenancy, the landlord also reserves the right to seek compensation from the tenant who breaks lease, to recover the amount loss through the tenancy period, should there be a provision in tenancy agreement for such compensation.
Of course, in the best scenario, you can perhaps speak to the agent involve to see if there can be any revision in the amount.
All the best to you.
