For overseas property you will need to appeal with HDB on this to be able to keep that, if you wish to buy resale HDB. Otherwise he may have to transfer that to another sibling or relative.

Have you took any CPF housing grants when you bought the 3-room? Proximity grant will be available since you didn't utilize previously, but you need to buy within 4km of your parents place. Is your 5 year MOP already met?

Hi Mdm,

If your husband has converted to a Singaporean then he will be eligible for the first timer grant. If he has a residential property in Malaysia then he will not be able to purchase a HDB with you under the current scheme.

You will need to appeal to HDB to see whether they will allow both of you to upgrade because you will definitely need to include your husband name in order to be able to buy a HDB flat.

You will be able to apply for the proximity housing grant if you are buying near your parents. As for the commission, it is payable only after the sale is completed and you may use your sale proceeds to pay.

Your husband will need to appeal to HDB if he intends to keep his ownership of the landed property in Malaysia should you decide to proceed to sell current HDB and purchase another HDB, in addition to appealing for 15 months waiver should he be ok to relinquish his ownership in that property as private property downgraders will need to wait out for a period of 15 months before they are eligible to purchase a resale HDB. Should your husband take on citizenship, he should be entitled to housing grant and yes, you will be eligible to apply for PHG since you have not utilize it before.

Hi Pearlina,

1) The first thing is to review your financial status to understand which flat type is most suitable for the next 10 years.
2) Yes, you are eligible for the SC+SPR family grant amount to $70k (and others such as EHG & PHG) provided your household income did not exceed $14k.
3) You can negotiate with the agent engaged to obtain an amount that suits both parties.
4) You are not allowed to own any private property when buying an HDB flat. This applies to both owners and occupiers.
5) You also need to observe a 15-month wait-out period before eligible to buy a resale HDB flat.
6) If you intend to get grants and HDB loans for the purchase. The wait-out period is 30 months after selling the private property.
7) This wait-out period is the same as applying for a BTO/SBF.
