Hi Liz

Yes you can buy an unit now. Of course funds such as cash and CPF is important. How I can further advise you will really have to depend on your next loan, whether is it a HDB loan or bank loan. This makes a difference in the time planning.

If you are looking for an agent to help you with the purchase, then maybe we can meet up for a non obligatory discussion. One reason will be so that I can find out more from you so that I can give you better and sound advice which also includes financial calculation as well. Secondly you can also see whether are you comfortable with me serving you too, right?

I have served many sellers and buyers and many of them are now my good friends. Some of them have even left testimonials for me which you can read from my website and of course one of the best thing my clients did for me was to nominate myself and my wife for the SAEA Best Client Service Award. I hope I can be given this opportunity to offer this same service to you as well.

Looking forward to hear from you soon! Thanks and good day.

Afternoon Liz,

This would depend on a few factors:

1) Are you SC, aged 35 and above?
2) If you are SC but not 35 and above, do you have the custody of your child?

As of now, you should know how much is your cash proceed and your CPF refund. We can then work on the financial details and match it with your preferred unit size and location.

Do feel free to contact me for further discussion.

Hi Liz,

The points that Mike has raised is critical as you will need to fulfill the eligibility criteria to purchase a resale HDB based on the eligibility schemes. If you have fulfilled the eligibility schemes, what you need to work out now on the immediate basis will be financial planning for your purchase. Working out the bank loan in principle approval or HLE is important to know what you available options are.

If you do not fall into any of the eligibility schemes, you can only purchase a private residential property.

Timing wise, there is unlikely to have any issues as long as the cash flow for purchase can be met.

Let me know how I maybe able to assist further.
