Hi, what is the current waiting time(typically 1 month, 2 months or more?) to hunt for next tenants(both contracts end next month and they are not renewing after that), likely I am asking for rental at 10% below market price, and I have two rental units(all one bed fully furnished, tastefully renovated), one unit at the Marina The Sail, one unit at One shenton, both (500-700 sqft), just checked with my current agent he seem unsure to me. One says 1 month, One says 2 months? Kindly let me know the worst longest possible to wait will do, so that i know what plan to make. Thank you.

Hi,

It really all depends on a few factors. I believe no agents will guarantee you will find the next tenant at a specific time.

I have helped my landlords to get in immediate tenants within a few days after the previous tenants left. But there are also some that units that need between 1-3 months.

I believe you know that it's a Buyers/Tenants' market today. That's why you are willing to rent out at below market rate. I believe with your price expectations, it won't be too long before you find a tenant.

May I know if your current tenants are cooperative in allowing viewings? It will be much easier if they are flexible with viewing arrangements. If they are seldom at home or in Singapore, you might want to check with them if they do allow you to enter the unit in their presence. I do have tenants that allows my landlord to enter the house to conduct the viewings.

You can start to market 2 months before the current lease end. It will largely depends on the next potential tenant when do they want to move in. Generally most of the enquiry wish to move in after 1 month.

Demand for CBD small unit rental is quie consistent therefore as long as pricing is not unrealistic, the unit should be taken up pretty much in no time, as long as accessibility to viewing is not restricted.

I have just done 2 rentals over last 2 days in a more challenging environment in Flora Drive, and also a couple of other rentals in April, therefore I am in the opinion that rental market is still healthy in terms of movement.

There were quite a number of rental transactions captured in March 2017 for The Sail just under $3500, while the bigger 1 bedroom unit at One Shenton have been transacted just above $4000.

Hi friend,

I personally would Not commit to you by saying 1 month or 2 months wait before the next tenant comes along.

It all depends on :
the availability period (there are peak mths and non peak mths)
Pricing

You should start to look for tenants 2 months before the present tenants move out.
As you go along, adjust the rental price If you are not getting much queries.

Just last week, my lady client (tenant) decided not to renew her lease at The Sail, because she was not happy with the landlord.

She was ok to continue staying at the Sail but not at the same unit. She has a very good budget for a 2bedroom (unfurnished)

There are currently MANY 2 bedroom units looking for tenants.

Yet to my rude shock, many landlord still insists on 2015 pricing.

So I recommended her to a much Newer, much Bigger 2 bedroom units in D2, (and Much shorter walk to MRT stn) with a much nicer sea view.

She signed the TA yesterday.

So if you price your rent correctly( discuss with your agent), you will find your tenants faster than those landlord who stubbornly sticking to OLD PRICING.
