Hi to all the loan and financial experts out there,

i'm a singaporean who's been living overseas for the past 10 yrs and would like to relocate to singapore in January with foreign spouse and 3 singaporean kids (dual nationality).

We would like to buy an hdb flat as soon as possible.
How long do you think it would take?
Do we need to have worked in Singapore for at least one yr in order to apply for a bank loan?
Or would a letter ef employment stating salary be sufficient to get a bank loan?

Please answer my questions as we would like to start looking for a place ASAP.

We're interested in either 5 rm jumbo flat or exec Maisonette with 4 bedrooms
any area with a budget of less than 750K and a COV less than 70K.

Hi Vivian;

For bank loan,they only need your income document ie payslip/income tax return/CPF contribution.If your current employment is less than 3 years,they will need your company letter stating your post and monthly salary.So long as you and your spouse is working,getting a bank loan shouldnt be a problem.Otherwise, you may like to consider getting HDB loan?If you need any help searching for your dream home,do contact me.I have many listings for EA /EM in all areas.I can get my personal mobile banker to advise you with the bank loan as well.Thanks..

Hi Vivian ...

You being a Singaporean means your family is eligible for a HDB purchase but whether your spouse has PR status would determine which scheme your family qualify under.

As for the bank loan issue, it is generally a pre-requisite for buyers to prove steady income (with employment of at least 2-3 years). However, the banks do approve loans based on letter of employment from the employers ... on a case-by-case basis.
On this front, I have a good network with all banks providing housing loans ... & thereby, provide you with the best chance of securing the loan swiftly & smoothly.

Lastly, I'd like to highlight that the S$750k budget you have set qualifies your family for the purchase of an apartment (of the flat type you stated) in the best locations in Singapore. More likely, you may find a HDB apartment to your liking at between $500k to $600k.

More significantly though, there are some key issues I need to discuss further with you:
1) how much CPF funds do you still have in your name ... as this would determine how much cash you need to come up with?
2) how much cash outlay your family can come up with ... since the bank loan can only take care of 80% of the valuation price of the HDB apartment?
