Dear owner,

If you are looking to price your unit for sale, it will not be wrong to price it within the existing market calling price, nevertheless, it is important to know if the market price is satisfactory or not based on your objective when you have purchase the unit initially.

Did you buy the unit as an investment intially or has intended to move-in to the unit?

Right now the asking price for units this size is approximately $850-$900psf, which translate to $1.39m-$1.47m.

It is good to get a valuation from the bank but do note that the valuation is just a guide for amount of bank loan for the buyer. End of the day, it's still the buyer who determines the price.

For subsales, the main concern is the seller's net sheet. You may have bought the unit at around $1.124m, so the earnings based on the asking price is ard 22+%. Depends if you are comfortable with that.
