Hi there, I have a 5rm HDB flat fully paid and i want to downgrade to a 4rm.I intend to fully pay my 4rm .Suppose my current cpf and the amount used plus the acrued interst is enough to pay off this 4rm.How much cash can i get and if there is and cash portion cpf will retain if i am below 55? Can i purchase a private property while in MOP and how long do i need to wait for my fully paid 4rm can be rented out?

Afternoon,

If you are looking at using all your CPF to settle the purchase, you can only utilize HDB loan. If you are looking at using bank loan, you can instruct the lawyers on how much to use but you have to top up the difference, including the 5% downpayment with cash. Under current ruling, all HDB buyers have to fulfill 5 years MOP, before being eligible for further purchase or sales.
