Hi there! Have 2 questions and would appreciate your comments in advance :) Am I eligible to be a Property Agent (Part or Full Time) if I am holding a Singapore PR status? I'm concerned if this would not be recognized as being employed (since I will be potentially earning on a commission basis)? Second question; any advice for someone here who wants to be an agent, but is fluent in English but could not speak much Mandarin well - should I still go ahead? Thank you :)

SPR is eligible to be a real estate salesperson, regardless full or part time, as long as you fulfill all other criteria to be a salesperson. As a salesperson, it is not a requirement to be conversant in 2nd language as our contracts are primarily in English, however, it will definitely be helpful if we are able to speak more languages to cater to bigger pool of prospects.

Not to worry about it. SPR are eligible to be salesperson but we are regarded as self employed tho.

English is sufficient in our line but it will be great to be multilingual as you might encounter clients that might to speak basic mandarin or dialect.

Hi, all your commission are treated as income and you have to submit to IRAS every calendar year, to be tax, hence it is your annal income whether you are a part time or full time agent. There are many wide range of clients you can serve, not necessary must be able to speak Mandarin. What about those non-Chinese who can’t even speak Mandarin at all and you will be surprised they are doing very well too!
To be a property agent in Singapore, whether part-time or full time and the mim age is 21 yrs, you must have min 4 O level passes, with max 2 sittings. or equivalent. Next, you have to sign up and pass the RES (Real Estate Salesperson) course. Once you passed your RES course, you join an agency which will apply for your RES license from CEA (Council for Estate Agencies) for you. 1) as a Permanent Resident, you may be a Real Estate Agent, full time or part time
- you still pay income tax accordingly to IRAS based on your commission income

2) I totally understand your concern, you are thinking about the Mandarin speaking clients? To be honest, many of the PRC clients that I have come across speak and understand English well enough to know what you are talking about, so your concern is unfounded. The other thing is, focus on the clients that you can relate to, and those that you connect with - building trust is more important than your pronunciation. There are property agents that don't speak well in English but do just as well, so which means, we neither need to sound like native speakers to get our point across it is about how we build that trust, and deliver that value to the clients that matters most.
