Hi property gurus,

If I want to downgrade from a condo to buy resale HDB, what steps should I take?
1/Buy first or sell first? Pros and cons? if Sell first then need to rent?
2/How is the current home loan for the condo settle? Buy first or sell first has any advantage? I know that need to pay 1.5% penalty if making full repayment.
3/If Buy first:
-Can I still use CPF, which I had use in the condo purchase?
-It seems like I can re-claim the ABSD for the 2nd property, but if It took too long to sell (>6mths) can I still re-claim? Any other conditions that I cannot reclaim?

Good morning,

Based on the current market condition, it would be advisable to sell first and buy later. We can work out on the completion timing for your sales to match that of your purchase. ABSD is not payable on the purchase of the HDB unit as it is manatory that you sell your private property within 6 months from the purchase. You will also be able to utilize all your available CPF OA unless you are above aged of 55 or buying HDB unit with less than 60 years lease.
