Good reference for a property valuation will be from past transactions or by obtaining bank indicatives. As there's no recent past transactions for 2 bedders there so you probably might want to obtain bank valuation after viewing.
And of course development will depreciate over time but with the upcoming MRT and with the government making Tampines even super happening, I think this development will still have its selling point in the future.

I have to ask, what is the purpose of buying The Eden? For own stay? for investment? or both? If you are planning to sell later, what is the projected years before you sell? 5?10?15?
As you already know, this development is already close to 15 yrs, as a 99 yr tenure property, the chance of price going up decreases with age. The last transacted 2 bed is 2 yrs ago, so what would be the reason that no one is letting go? Even as you search for listing, there are less than 5 listings for the 2 bed there.
My advise is that if you are looking for long term stay there and you are comfortable in the surrounding go ahead and buy and worry about selling later. if you ratio to investment is higher then own stay, I would advise against buying it unless you are looking for rental gains.
Honestly, if you can get $800k below for a 2 bedroom that size, it is a bargain in today's market.

The units are priced around $750k, however, we can get a clearer indicative from the banks. Perhaps you can share why exactly are you targeting Eden to work out the best available unit in accordance to your requirements. Sure, Tampines is set to witness a growth and massive transformation; with the upcoming MRT and regional centre which will ultimately buffer the property prices in that region.
If you are not solely fixated on Eden, why not explore younger yet profitable surrounding projects. Purchase should also encompass a own stay cum capital upswing objective ; and in this case, I could probably conduct a comprehensive sales report with recent caveats to chart out a price analysis to illustrate if Eden or surrounding properties best fits your criteria.

Judgement, due diligence and advise from a real estate salesperson should be considered and done before making a decision to purchase. We can take past transactions in the project as a reference but never read too much into these data as it is already history. More importantly, if you like that particular unit, the valuation can match up with the asking price which in turn, is within your affordability, it will be considered a decent purchase.
