Hi,
I've engaged an agent in Feb 2015. And now the 3 months"contract" has lapsed. Can I engage another agent? But recently I saw my apt was re-listed in propertyguru. Was that an automatically generate or the agent had posted it again? Btw I did not sign any new agreement apart from the previous one and only.

Hi there, have you signed any exclusive agreement with your current agent as the contract normally is for 3 months or longer. if the contract has lapsed, you are within your rights to engage other agent. if you do not wish for the current agent to continue marketing your unit, you will have to inform the agent of your decision. do let me know if I can be of any further assistance.

Yes you are allowed to engage another agent to market your unit for you.

Exclusivity normally means sole agent that is marketing your unit. After this exclusive period, you can engage other agents on top of your existing agent. Unless you don't want to continue engaging the services of the existing agent, probably you can let him know.

First of all to answer your question, the listing will not be regenerated automatically. Of course if the previous agreement has already lapsed then you are definitely free to engage the services of another agent.

Afternoon,

Although exclusive indicates a validity of 3 months, you do have the right to terminate the exclusive as and when you deem fit. If you do not terminate the agreement with your current agent, he does have the rights to continue with the necessary.

Dear owner,

Even during slower market, the market is still moving. In your situation, I assume that there is little or no communication between your previous exclusive salesperson and you, such that even after the exclusive had expired, you are unaware that he/she will still be marketing your property?

I believe the expectations should be set right up front in today's market. My team has turned down opportunities to market properties for sale due to unrealistic expectations and see that unit in the market for the past 9 months too.

It is important to communicate clearly in the most sincere fashion such that no misunderstandings or hard feelings arise among the parties involved.

As what my fellow professionals have indicated, you are free to appoint another salesperson but it is important not to fall into the same situation. Perhaps doing a proper review could benefit you better before taking any further actions.
