There are differences in the these two properties. Commercial properties tend to have shorter leases, mostly 99 years and even 60 years and 30 years lease (for industrial). You have to bear in mind this because it affects the bank loan you can take.

In terms of bank loan, you can loan up to 80% for residential properties (provided age and other requirements are met) whereas its usually only up to 70% for commercial.

So alot boils down to your budget.

For rental yields, commercial properties tend to be higher. Most residential returns are around 3%.
