I plan to sell my 4room hdb and buy another same one or upgrade to 5 room flat in other locations. I'm 47 yrs old and my wife is 42. My current flat is full paid and been staying here for 18 years now.
Questions:-

Is this the correct time?
will there be any proceed in my case?
Any important things I should check and consider prior?

Actually with the current market sentiments, I have been encouraging my clients to upgrade. Of course there are specific reasons why we advise so.

As for whether are there any proceeds in your case, we would really need to do a calculation. From the looks of it, it would seem like you would have proceeds but the issue I am looking at here is how much CASH proceeds are we looking at. Best is still to do a sales proceeds calculation for you.

This is a good time for your upgrading plans as prices have stabilized and it is now a buyer's market where buyers have more negotiating power.

Upgrading makes sense and you should also explore upgrading to an Executive Condo (if you are eligible) or Private Condo if it is within your financial means. I would not recommend you to sell your 4 room flat and purchase another 4 room flat.

You have stayed at your existing place for 18 years and I am certain it will be a positive sale. However, the upgrading process requires meticulous planning in terms of finances and time line so that the whole process can be proceed seamlessly.

Hi,

I understand that you have been staying in your current flat for 18 years, which means you bought it around Year 1997.

If you had bought around that time, and had been using your CPF funds to finance the mortgage installments, I'm not sure if you will have any cash proceeds should you sell your unit today.

This is because, as recent as last week, I helped my Seller to sell their HDB 5RM flat in Queenstown, and it was a "negative sale". Meaning, after selling, they do not have any cash proceeds after refunding the CPF amount back to their CPF accounts.

Reason why it's a negative sale, is basically the CPF plus accrued interest factored in. They had held the property since 1997, and the CPD accrued interest has risen more than the property appreciation.

If you ask me, you should have upgraded 5 to 10 years ago. It will be most ideal. Nevertheless, it's never too late and it's good that you spend a thought on this now.

I would say, go for it now, before it's really too late. You are only 8 years away to aged 55, and you do not have much time left to wait.

a) There is no correct or wrong time in selling or buying, only that are you ready at the period you are looking to commit in the deal or not?

b) As for the proceed, really have to see how much CPF you might have put in for your current house when you first bought this unit. ( Better do one Sale Proceed Calculation and Financial Calculation ) for a details answer.

c)
- Reason of selling, is it good enough for you to decide to sell and buy another location?
- Location of buying another unit, near to parent more important or location will be more important?
- Extension of stay will be very important for you and your family too.
