Hi I intend to buy hdb with my wife. But I need to decoupling currect property with my brother. Assume the property evaluation 820k
410k bank loan 50% =205k
410k bank loan 75% =307k; 25% -cash 25625;+cpf 76875.

If required return seller 150k cpf
Properly tax for 410k is 27400.

Buyer has to pay cash 25625+150k and cpf 27400+76875, correct?

Hi,

Before we get to the calculations, there is a recent policy which you may not be aware of where private property sellers need to wait out 15 months after selling before they can purchase resale HDB, unless they are 55 years and above buying a 4-room size and below. Hence this policy may potentially affect your plans.

If eligible, happy to breakdown the calculations for you again so you get a better idea.

I am quite confused on your calculations though. Perhaps you may let us know the existing outstanding loan as well as CPF funds utilised including accrued interest.

Hello sir,

You are right that you'll need to decouple the current property with your brother if you intend to buy HDB with your wife.

However, that's not how a buyer would purchase your current property. It depends on the buyer's own CPF amount, loan amount and own cash amount.
