Hi JJ,

Maximising of profits and selling fast are like being at 2 different ends.

To sell fast, usually pricing will be lower than market asking price or your unit is renovated very nicely with all furnishings all thrown into the sale, which I had marketed a unit that was sold in a week with price about $100k more than what other units are asking.

Looking to maximise your profit will likely mean that your asking price should be on par with existing market price or higher, which makes competition among units stiff unless your unit is very outstanding.

Being a subsale unit, what can a buyer see is only the site plan and floor plan as well as finding out the level of your unit while doing site recce maybe so what will make your unit attractive to a buyer?

Feel free to contact me for a more detailed discussion such that I can understand what your expectations are and do my best to assist you in achieving that.
