Hi,

1) Loan amount for HDB is dependent on your active monthly income. Both HDB and banks are using guideline from MAS (Monetary Authority of Singapore) to determine how much you can borrow for property purchase.
eg. Your nonthly employment income is $5k, you will be eligible to receive a loan of $290k. If you are self employed, you will be able to receive a loan amount of around $200k. Loan tenure of 24 years, up to 65 years old.

2) Mortgage payment shall dependent on how much you loan. I'll use the above example to do a simple calculation for your understanding, using an interest rate of 1.5%.
$290k: Monthly repayment = $1,201
$200k: Monthly repayment = $828

3) Downpayment for HDB is pretty straight forward.
Option fee: $1~$1,000
Exercise fee: $1~$4,000

It is best you have a cheque for the above payment. Otherwise bank transfer is advisable, because there are proof of payment. Try to avoid using cash.

The rest of payment involved are legal fee, buyer stamp duty, resale application, valuation, and miscellanous.
All these payment are after exercising the OTP (Option To Purchase). HDB will inform you of the timing and mode of payment.

Last but not least, ensure you negotiate on the purchase. Because not all price listed are realistic, they might be over valued. You will find yourself stuck with hefty Cash-Over-Value (COV) if you did not negotiate to market value.
