Hi, I am looking to buy a HDN resale 4-5 room under non citizen spouse scheme. I am a Singaporean citizen and my partner is on EP. As our total income is $11K - $12K, I believe I won't be entitled to any grant (my own income is above $5K). I believe I won't be entitled to any grant. Will there be a difference in any tax since my partner is a non-citizen? Is the guided price shown on most properties here equivalent to valuation price + COV? I'm not familiar with the terminology.

Evening Ellen,

The stamp duty payable is calculated based on standard formulation. It's not based on type of citizenship. Guided price is just an estimate on how much is the estimated selling price as the valuation report is not ready yet. Why not engage someone within the industry to provide you with the necessary assistance.

Hi Ellen,

which type of tax are you referring to?

1) buyer's stamp duty
2) property tax

1) unlike private transactions, buyer's stamp duty for HDB flats is standard (3 x purchase price) -$5400.

2) property tax is standard for HDB as well. Owner occupied units will enjoy concessionary rates.

In regards to the guide prices, as you had mentioned its a guide only thus you cant follow closely to it. Different locations, different flat model, different levels have their price tags.
