Hi - I am keen to purchase a 3br at grand duchess. The price listed in property guru as compare to ura transaction was a big difference. If anything at sgd$1.6 million will be a good consideration for me. Hope to hear from someone.

I'm marketing the project - Saint Patrick's residences which is beside Grand Duchess.

Typically, the psf in that area for a unit ard 1300-1400sqf is $1350-$1450. If you can up the budget a bit, this area is really a good area to consider as it has potential to grow compared to Parkway area which may be slightly more saturated.
