Hi. I am due to move to Singapore at the end of July as I have secured a position at a school. I have looked on the website to find properties I would be interesting in renting. My question is regarding the costs involved. I understand that if you get an agent to search for properties then there are fees involved. How does this work when I search myself? There is usually an agent to contact. Where this is the case is the agent seeking a fee from the landlord and not the person independently searching? Also, I am assuming you need to put down a deposit. Is this a months rent plus a month in advance? I would be very grateful for advice on potential costs so that I can plan for these accordingly. Please could you also explain PSF and how this is charged. Thank you!

Hi

Whether you search for property or you engage an agent to represent you, generally there will not be any expense on professional fee provided the rent rate is above $3000 -$4000 on a 2 years tenure.

As there is no perfection in a market, it would be wise to check with the agent as practices may vary with the individual.

Hi,

Below info are to facilitate in search of room rental:
1) Market rate: If you are searching professional websites (managed by agent rather than owner) for rate, there are more trustworthy as agents could advise the market rate over that area.
Some of the room rental might ask higher but usually because it is fully furnish, more pleasant environment, convenient to amenities.

2) Do note there are Master room and common room rental. Master-room means there is an attached washroom, common room does not have this.
So Master-room is asking for a premium.

3) Residence status: Student pass & passport must has at least 6 months validity at the time of signing tenancy agreement.

4) It is best that you identify the following when doing enquiry:
(a) Name (can be a short name)
(b) Gender
(c) Nationality
(d) Expected move-in date

5) Do note that in general, room rental is restricted to cooking. More than 95% of room rental only allow instant noodle, boiling eggs and water boiling.
Thus if all cooking is allowed, generally also asking for a premium.

6) Make sure you also check the legal ownership of person who is renting to you. Ensure he/she has the legal rights to rent the place to you.

7) Checks all furnitures in the room and make note on the tenancy agreement (black & white) if there are prior damages before takeover.
All drawers and cabinet doors, light bulbs, light switch, aircon remote functionality etc are in working conditions.

To answer to your questions:
1) You are expected to pay for the service rendered by a property agent who helps to sort and arrange for viewing.
Common practice is 0.5 mths of the rental for 1 yr rental.

2) You are not expecting to pay any agent fees if you sort and make your own viewing appointment with an agent or owner. But do note you are subject to pay for the stamp duty for the tenancy agreement, this is required by National law.
A fee might be charge if request agent to do it for you.

3) Market practice for payment of rental are:
(i) 1 month deposit for 1 year rental.
(ii) All rental are pay in advance, thus you are also required to pay for the 1st month rent together with your deposit.
Do note: You suppose to collect the keys upon paying rental.
Thus 1 year rental, you have to prepare 1 mth deposit + 1 mth rent.
If it is 2 years rental, you have to prepare 2 mth deposit + 1 mth rent.

(iii) Only Malaysian tenant can sign for max of 3 yrs tenancy contract. Other foreigers can only sign for a max of 18 mths rental.
