Hi. I am currently looking around for a semi-D house around Thomson Park/ properties around Thomson Plaza. However, I notice the price the seller is asking is abit steep. They are at least 30 years old, no attached bathroom and in original state. Put in consideration the renovation work - re-wiring, added features etc. Kindly advise me how much should this kind of property worth? Thank you.

Hi Jasmine,...Glad to see u r actively looking around for your Semi-D. I assume that you are looking to buy it for your own stay. Probably you need to look@ the Lease it is holding. a 99yr lease should see lesser asking pricing. Then you need to look@ the land and built up size. Generally market is softening and thus if the seller sees a urgency to offload it,prices will come down.A recent transaction in Gardenia Walk for Semi-D@2400 land area is sold@ 2.3million...Probably minus a 5-10% reduction would be a good indication.
