Yes as long as there's 1 SC in the household, and MOP met, you can purchase condo and keep both HDB and private. However, do note that 7% ABSD applies, and your 2nd mortgage loan will be max 50% only. May I understand your housing plans further so to make better recommendations? you can rent out your HDB and purchase a private property as long as your household has a Singaporean.

By the way do take note of these cooling measures for the purchase of second residential property:

1) additional buyer's stamp duty of 7% as Singaporean
2) if you have utilised CPF OA funds in your current HDB, you have to set aside basic retirement sum of $80.5k in your CPF OA + SA first before you can use the excess CPF OA funds in this purchase
3) if you still have outstanding loan with your HDB, your max loan for this purchase will only be 50%.

If you are a Singapore Citizen household, you are able to purchase a second private condo and keep your HDB for rental income.

However, do take note that you will be liable for Additional Buyer Stamp Duty (ABSD) of 7% if both you and your spouse are Singaporeans, and you're purchasing under both names.

If either you or your spouse are not Singaporean, the ABSD will be higher. ABSD 10% for PR, 15% for foreigners.

Another to take note is, if your HDB is still under loan, the maximum you can borrow for your next property will be maximum at 50% of the purchase/valuation price of the property.

If you have utilized CPF funds for your HDB, there will also be a limit on the CPF you can use for your second property.
