For investment purposes, I believe the choice is rather clear and that will be a private condominium.

HDB has lost its appreciating value lately and has little or substantial growth given the quantum to begin with.

As for EC, it is a government subsided property as such the first 10 years is devoted to the subsidized status. After 10 years, the property becomes that of a private property status and enjoys the same benefit- ie; ability to sell to foreigners etc. Also, EC will not be a feasible investment option as you will have to fulfill your obligation of 5 years occupational period before you can even rent it out or sell it. It does not quite fulfill an investment objective.

Hence, private properties are your best bait. As long as you purchase the right property at the right location, as we have seen over time, your property will appreciate and be in demand even in downswings.

Do contact me at 96659926 for us discuss further on your requirements comprehensively to understand the crux of your requirements & expectations, to enable me to deliver a more accurate financial projection and breakdown of cash flow for your purchase after understanding your finances succinctly as well as to explore the possible options accordingly at no obligation.

There are a couple of best value buys; going at extreme discounts and Firesales as high as 20-30% which is definitely appropriate for enchancing your portfolio. For example, a city centre project, mins walk to MRT and 5 mins from Marina Bay is being sold below the surrounding PSF and projected rental yield of a 2BR stands at a whooping 4.8%-5.3%! Where can you obtain such figures and rent caveats from?

Let's catch up at 96659926 and allow me to walk you through this process seamlessly! Furthermore, no agent fees is involved, with the entire technicalities of the purchase resting on my shoulders to best protect and maximize your interest.

If this is on a sole name purchase, and if you are not aged 35 and above, new ECs and new/resale HDBs are out of the question since a family nucleus (husband-wife/buy with parents) is required. You be left with only private and resale condos to consider.

Thanks and perhaps may I understand your current situation better before further value-adding? Your key requirements and investment timeline is more important towards proposing the right investment property option. Thanks and hope to discuss further.

Warm regards

Hi, since you have enough budget, I would suggest that you go for a private property. As HDB is no longer an investment unlike the good old days. Pls feel free to let me know if you need any assistance.
