Hi, how do you value a vacant freehold land when there is already a built up condo there? we have to rely on past transactions but how do we do adjustments and proceed from there?
for example condo A has 10 years of transaction. To find the vacant land value of a particular year, lets say year 2011. in year 2011, there are 10 transactions. what are the adjustment factors for the different unit and do we need to take into account depreciation factor as well? If yes, what is the percentage of adjustment when one unit is higher by one floor?
