Hi Gurus,

Would like to seek your advices for the best property plan. I am 33 years old, have $170k in OA, and around $60k cash to spare for the house. My monthly salary is around $10K.

My intention is to:
1. Buy a 1 bedder condo maybe $750-$800k and immediately rent it out for 1 to 2 years. (Need to cover some cash portion, will be staying at my parent's place)
2. Move in after 2 years and stay for another 1 year, making it 3 years already.
3. Stay at my partner's place for next 15 months.
4. Sell the condo away and then purchase a HDB re-sale for long term stay (4/5 bedder)

What are your thoughts on this plan, is this a feasible plan to earn some $$ or too much risk and i should just wait till 35 and get a HDB re-sale?

Would also like to understand agent's fees and if i need to also pay that in cash when i buy the first condo and rent it out?

Hi, appreciate your sharing. For private condo holding period is 3 years, it depends what your plan whether to settle down for next 3 years or having any kids. It is good to start young before loan tenure reduce. I myself started the game at age of 26.

Hi there,

If you're looking at $800k 1 bedder. Based on your sharing, you would fall short in cash for the Buyer Stamp Duty which is about $18,600.

Considering your age of 33 years old, still quite young and you could still exit and purchase another private property next time.

For buying private property, there is no need to pay for agent fee. Agent fee would be 2% for selling.

Hi Karen,

As you are below 55 years old, after selling private property you need to wait out 15 months before you are eligible to purchase resale HDB, so I hope you have factored this into your planning. This plan seems beneficial if eventually your goal is to have 2 properties (your partner hold one, your hold another), and you may not need to sell your condo if your partner is 35 years old and above and able to buy hdb under his own name with single status.

For 1 bedder its good to find an unit with rental that can cover a significant portion of the monthly repayment. I am contactable at 97432395  for further discussion.

It does sound like a feasible plan actually, however, it could take a while to dispose off 1 bedroom units, given that buyers are mostly investors looking to purchase low to rent out as investment property, thus achieving a good selling price can be quite challenging.

Agent fees to purchase a private property is not applicable usually. To rent out the condo, agent fees usually is 1 month of rent for every 2 years lease. To sell the property, it will be 2% of the selling price. Prevailing GST is applicable on the commission. Do also take note that you will need to wait out for a period of 15 months before you are eligible to purchase a resale HDB after disposing of the condo based on the existing rules.
