Hi Gurus,

Please enlighten me...

I'm in my mid 20s and am planning to stay in an EC or Condo in the future.

In the investment perspective,
Should i get a HDB (BTO 4-room in the punggol area) first or just save up cash and accumulate my cpf all the way to get an EC as my first apartment?

The norm would be getting a HDB first and then sell/rent it base on market conditions and upgrade.

What about getting an EC first and then sell/rent it and getting a condo from a private developer?

Which is more worth it in terms of cpf usage and investment returns in the long run?

Hi Wong,

Whether a BTO or EC is suitable for you depends on namely the affordability for your family's income, and your desired lifestyle.

If you can afford it comfortably, go for an EC as after partial privatization and full privatization after 5 and 10 years respectively, you will enjoy greater capital appreciation as compared to HDB flats. The supply of EC is much lesser than HDB flats, and having bought it at a lower price compared to private condos, you have more buffer for any changes in market conditions / upside.
