Hi Gurus...

I am considering to purchase a second private property for my own stay.

PR, co-own a HDB with my sibling with no outstanding loan. Cash available apps 350k, Annual Salary 150k, No other loan.

My question:
1) Can i rent out the HDB if i move in to the second property
2) With the budget above - what's the estimate range of value of property i can afford?
I will prefer at least 2BR and 75sqm and above.
3) What are the cost to be consider for second property?

Morning,

Being SPR, you are required to sell off your HDB unit upon key collection of your condo. As for what purchase value fit your budget would depend if you are selling off your unit before getting a mortgage loan or getting a mortgage before selling your HDB unit. You will only be eligible for 50% loan if your HDB is still under mortgage. Sub LO will only be issued once you have produced the OTP for the sales of your unit.

Hi.
1) PRs flat owners would be required to sell their HDB flat within 6 months of acquisition of a local private residential property. Hence, you can't buy a private property without selling away your hdb. Reference: http://www.hdb.gov.sg/fi10/fi10325p.nsf/w/PrivatePtyEligibility?OpenDocument
2) With your budget & carry no Loan, you can actually purchase a $1.25Mil estimate. Can be stretch further if you release your HDB for sale. Not to fret as there are options like Dual Keys Units where owners can stay & concurrent rent out mini Studio without invading on each other's privacy. Its a smart layout to combat those cooling measures.
3) 5% cash deposit + 15% cash/CPF + 8% stamp duties Cash/CPF (PR are required to pay 3% + 5% Stamp Duties).

FYI SPR household has to dispose off their HDB after they have collected keys for the condo. Only household with a Singaporean can hold on and rent out their HDB while staying in their condo.

As for your property purchase, you are eligible to loan up to 80% bank loan since you don't have any outstanding loan. You need to have around 28% of the purchase price ready.

1) 5% cash downpayment
2) 15% CPF/ cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fee
6) $1k valuation fee
7) $500 stamp duty for mortgage etc

With your cash on hand, you can afford a $1.25m property.

Hi,

SPR households have to sell away their HDB within 6 months if they purchase a condo. You can't keep both. As for the purchase, breakdown as follows:

5% cash
15% cpf
80% max bank loan
8% stamp duties and legal fees approx

Total 28% payable within 8 weeks of booking of unit/OTP issued. This is on the basis that you sell away your HDB first before purchasing condo, otherwise your stamp duties will be higher than above. Thanks and may I assist your housing plans further?
