Hi Guru,
My wife and me both are PR and completed 3 years. We like to buy the 4-room HDB resale house. Our combine monthly income is 6K and combined CPF OA is 57K only. I would like to ask the following questions:
1. Total how much cash we need to pay, if buy the house value 350K?
2. We no enough cash on hand. If possible, we can apply 90% loan from the bank ?

Hi Mr John,

Since both of you are PR, you are not eligible for HDB loan, thus only bank loan is available under this circumstance.

Max Bank loan is 80%, dependent on your income whether you are able to receive max loan. The payment structure under bank loan is such:
5% = cash only
15% = cash +/or CPF
80% loan

1) Cash component needed for value $350k is $24.322k, (inclusive of 5% downpayment needed)
CPF needed is $75.536K, this is due to 5% ABSD incurred. I assume all BSD & ABSD can be paid using CPF.

2) Like explain under my intro, maximum loan from bank is 80% only.

Good afternoon John,

Based on $350k:

5% cash: $17.5k (loan from family/ relatives/ friends if there's a shortfall. unable to loan)
15% cpf/ cash:$52.5k
stamp duties:$5,200 (cash/ cpf)
ABSD: $17,500 (cash/ cpf)
80% loan: $280k
valuation: $200 (cash)
legal fee: $2500 (cash/ cpf)

Based on your combined income and both of you are below 35 years old, you should be able to loan up to $360k (max 80%).
