Afternoon BH,

Under CEA ruling, an agent who is acting on behalf of the seller cannot act for buyer. That would result in dual representation which is against the act. If you require someone to represent you for the transaction, only your acting agent will protect your interest.

Hi BH,

A buyer who did not engage the services of any agents for the purchase of any property will have to take on full responsibilities of taking care of his/her own interests, however, if you are buying a property through a selling agent, what are the chances that he/she will misrepresent to you since this industry is a regulated one and he/ she is also interested in closing the deal and moving on. Nevertheless, as an agent representing the owner, the agent will have to take care of the interest of owner.
