Hi, both my wife and myself are Malaysian PRs, contributing to CPF (~S$2k combined monthly contributions). For a resale HDB unit of say S$450,000 with S$30,000 COV, what are the first few payments that we need to pay? Thanks heaps.

Dear TKY,

Below are the payment
During option
1) Deposit $5,000 (cash)
2) Valuation report $206 (cash)
3) HDB admin fees $80 (cash)

10 days after first appointment
1) Stamp duty + ABSD = $30,600 (cash/CPF)

2 weeks before completion
1) 20% of downpayment $84,000 (15% CPF/cash, 5% cash)
2) COV $25,000 (cash)
3) Lawyer fee $3,000 (cash/CPF)
4) Agent service fees $4,500 (cash)

Morning,

Assuming that have zero CPF and managed to obtain 80% loan from bank, the below stated breakdown are the payments required:

1) 5% ABSD: $24k
2) 20% Downpayment: $90k
3) COV: $30k (Inclusive of $5k OTP Monies)
4) Legal and Stamp duty: $12k
5) Adminstrative Charges: $1k
6) Commission Payable: To be discussed

Hence you will need around $162k cash where item 1 to 4 is payable within 21 days from HDB completion. The OTP monies is payable when you inked the OTP. As for the Adminstrative charges, it's payable throughout the entire S&P process, progessively.
