Apologies for the late response. Can I know that the $9xxK is derived from your finance capabilities or you are looking out for the value buy in this project?
I must say that $9xxK could be achievable when negotiations is initiated and strategised properly, however, be prepared to consider units with slightly unfavourable conditions over the commonly preferred units like high floor, pool facing and units not affected by afternoon sun.
It will be more of whether are you looking at a value buy or unit that fits your needs. Striking a balance in between will be crucial.
