Hi agent, I would like to sell my 3 bedder unit at flamingo valley? What’s the selling price at the moment? I understand that the last transacted price was transacted at $1.728mil. I’m looking at a higher price. Is that possible?

Hi Pauline,

I am very familiar with Flamingo Valley as Opera Estate and Siglap is where I have based my real estate business in.

I would not wish to discount the possibility if you may achieve higher than the last transacted unit as I am unsure of the conditions of your existing unit. I believe no sellers will want to sell their property low, but more importantly, every sellers will have their own reason for selling, therefore we will need to look deeper into the situation to give a more professional opinion.

My understanding for transactions happening in Flamingo Valley is that apart from the transaction you have mentioned, there were a total of 8 transactions of similar sized units in comparison to the one you are referring to that was done in 2018. This translates to about 0.7units sold each month on average in 2018, which I thought was fairly credible given the price range that these units were transacted and also what the neighbour estates have been available for.

But it still goes down to how well maintained your unit is. There are also some other factors that plays a part. If you don’t mind I take a look at your unit first and advise you a price which you can consider to market your unit at.

Pricing a property is not just a science but an art. The seller can set the price but the buyer will decide on the value. Whether you will be able to sell at your desired price will depend on how you can justify the price.

It would be premature to say the possibility without looking at your property and review the factors influencing the price.

The unit that was sold at 1.728 mil is a 2nd floor unit facing Park East Condo. It is definitely possible to sell at a higher price as long as sufficient resources and marketing efforts are invested in the marketing.
