I am very familiar with Flamingo Valley as Opera Estate and Siglap is where I have based my real estate business in.
I would not wish to discount the possibility if you may achieve higher than the last transacted unit as I am unsure of the conditions of your existing unit. I believe no sellers will want to sell their property low, but more importantly, every sellers will have their own reason for selling, therefore we will need to look deeper into the situation to give a more professional opinion.
My understanding for transactions happening in Flamingo Valley is that apart from the transaction you have mentioned, there were a total of 8 transactions of similar sized units in comparison to the one you are referring to that was done in 2018. This translates to about 0.7units sold each month on average in 2018, which I thought was fairly credible given the price range that these units were transacted and also what the neighbour estates have been available for.
