hello hayley! im sorry to hear the encounter with this particular agent. no deal is too small or prioritizing sales instead of rental; it all boils down to time management. i do both sales and rental and they are equally important.

Sometimes it is not about lucrative or not. It is more towards the current market sentiments. Rental market is relatively soft now, with an influx of supply due to the TOP of several mega developments in Singapore, thus tenants have a wider pool of selection, resulting in the older units having to adjust pricing. The authorities have also stepped in to increase the number of persons allowed to rent for each unit (for those bigger units), resulting to an even smaller pool of tenants.

For landlords who used to be very selective of tenants, it will be even more difficult to get the right tenants come in, with similar expectations of rent, while having to pay higher property tax for non-owner occupied units.

If you have a unit up for rent, perhaps you may wish to have a discussion with your appointed agent to find out what are the potential issues that is not getting the right tenant make an offer.
