As per your question , both land size and built in area are factors in pricing , generally land size is more significant factor among the two, it is also the official measurement of size when it comes to landed property .

The pricing of the Existing Built in area is of some significance to the buyer if they intent to recycle the original structure , vise versa the existing built in area is of less significance if the buyer wish to completely demolish the old structure and rebuild brand new. In short you need to factor in the demolish and rebuild cost .
