50%-50% co-owned with Wife - a FH 2BRM unit District17 > 5years, using CPF
Required a bigger space / P1 registration
Options
1. Decouple
Plan A buy’s wife share rent out unit ( sell in future, if required) , wife buy another unit within $1M, ( Total estimated mortgage of 4.6K/month )
2. Sell
Plan B buy bigger unit with $1.3M ( estimated mortgage of 3.6K/month)

Questions
1. What will be the estimated cost of decoupling ( valuation $780K for current unit)
2. Given the market now, Option 1 or 2 ?

Hi Terence,

I am not sure if you have included all the potential costs. Costs of decoupling include legal fees (approx 4-5k), monies required to refund the CPF utilized for the property A by the outgoing owner, as well as the buyer stamp duties of the share valued transferred. The remaining owner must also be financially equipped to service the mortgage on his/her sole name. I am sure you have done some sums. May I know if this still makes financial sense to proceed?

From observation, I would think District 17 rental might be softening quite a bit as it is in the outskirts area. This looks to continue for the medium term given the economic headwinds, and it might be something you wish to factor into your plans. As for whether which choice looks more worthwhile to pursue, it be ideal if I can have more info about your requirements and property details (current and targeted) so to make more meaningful recommendations.

If your freehold unit in D17 is in Flora Road or Flora Drive area, I reckon that selling it will be a wiser option as rental returns have been faring pretty badly in the location.

In such arrangement where you would like to have a unit going on rent for income, you can perhaps look into selling one and purchasing 2 units instead to better profile your asset and stand in better shape for rental income.

I think it depends on what are your objectives. Is your only objective a bigger space and near to your child's primary school? Do you still wish to own more than 1 property?

Having said that, decoupling is consider as a form of change of ownership too. There will be transaction costs (stamp duties and legal fee) involved as well. You will be liable for a new 3-year SSD period too.

To answer your question of how much to decouple, the costs components will be:
1) legal fees ~$5k.
2) Stamp duty ~$7k
3) CPF refund ~pls do check

All roads lead to Rome. There are various ways to do it. We literally need to take a "deep dive", turn every stone and decide what is best for your family.
